Our process typically starts with a conversation to understand your priorities, constraints and expectations. From there, we define an appropriate strategy before design solutions are explored, ensuring decisions are grounded in the realities of the building, the budget and regulatory obligations.
Our role is to guide you through each stage calmly and deliberately, ensuring decisions are made with sufficient information and appropriate time.
1 CLIENT BRIEF
The Client Brief forms part of the early feasibility stage. It records your objectives, priorities and constraints in a clear and usable form, allowing the design team to work with shared understanding.
At this stage we undertake an appraisal of the project context, options and risks. This allows key decisions to be made early and provides a basis for determining the most appropriate way forward.
Stage: Feasibility, RIBA Stages 0 and 1
Involved: Atelier EURA and the client
Planning: Pre-application advice, where appropriate (typically 4–5 weeks)

2 DESIGN
Using the outcomes of the feasibility stage, we prepare the outline and concept design in collaboration with you. Once agreed, we coordinate input from other consultants, such as structural engineers, and consolidate this into a coherent design strategy.
This stage establishes the basis for detailed design and is used for planning or listed building applications, as well as discussions with freeholders where a Licence to Alter is required.
Architecture and interiors are developed together where relevant, typically including kitchens, bathrooms and joinery.
Stage: Design, RIBA Stages 2 and 3
Involved: Atelier EURA, the design team and the client
Planning: Typically 8–12 weeks*
Freeholder: Typically 8 weeks**
3 ILLUSTRATIONS
As part of our design process, we work with digital models to support discussion and decision-making.
This allows spatial relationships, proportions and design choices to be reviewed clearly and helps avoid the limitations of two-dimensional drawings when assessing complex decisions.

4 PLANNING
Planning requirements vary depending on the site, context and nature of the proposal.
Where required, our services may include:
Pre-application discussions
Applications for amalgamation or subdivision of properties
Household or full planning applications
Advertisement applications
Listed Building Consent
Lawful Development Certificate applications
Project-specific planning considerations are identified during the feasibility stage.

5 COMPLIANCE
Following design sign-off, we lead the preparation of technical documentation required to satisfy Building Control, the Building Safety Regulator and, where applicable, freeholder licensing requirements. These documents also form the basis of the tender process.
Fixtures, finishes and key details are included where relevant, to ensure clarity during approvals and consistency during pricing.
Stage: Technical Design, RIBA Stage 4
Involved: Atelier EURA, the design team and, for Licences to Alter, legal advisers
Indicative timeframes:
Building Control draft: approx. 3 weeks
Planning condition responses: typically 8–12 weeks
Building Safety Regulator: timeframe subject to statutory process
6 CONSTRUCTION
We prepare tender documentation and support the contractor selection process, enabling like-for-like comparison of proposals.
During construction, the contractor carries out the works and we provide oversight, site oversights and technical input. Contract administration may also be included, depending on the agreed scope.
Stage: Tender and Construction, RIBA Stage 5
Involved: Client, contractor, Atelier EURA and the design team
Tender pricing: allow approximately 4 weeks
Building Control or the Building Safety Regulator carry out oversights and issue sign-off on completion.
