CLIENT BRIEF
The Client's Brief is a document that forms part of the Preliminary Design Analysis Stage (also known as Feasibility) and contains your vision, as the client, explained in a clear manner for the design team to develop the design from.
The feasibility stage is a very important part of the project where we can add a lot of value by undertaking an appraisal to assess strategic options and risks against the feasibility of your project. This exercise will enable you to decide on the best way forward.
What stage: Feasibility, RIBA Stages O and 1

Planning: pre-application advice: 4/5 weeks (optional)

DESIGN
Using the information from the feasibility stage, wet will prepare the Outline/Concept layout with you. Once signed off by you, we will brief other consultants such as structural engineer and incorporate their input into the general design strategy. In doing so, we will be formalising the basis for the detail design. It is the detailed design that we will use to apply for planning/listed building consent or to discuss with your freeholder's team, in the context of a License to Alter.
Whereas most other architects don't undertake interiors, Atelier EURA does. Kitchens, bathrooms and joinery are some of the elements we typically detail for our clients.
What stage: Design, RIBA Stages 2,3
Who will be involved: atelier EURA , the design team & our client.
Planning: 8 to 12 weeks*
Freeholder: Typically, 8 weeks**

ILLUSTRATIONS
We are aware that not everyone is trained to understand two dimensional drawings and hence, as part of Atelier EURA's design process, we work on computer generated models rather than physical ones.
Doing so enable us to discuss with our clients the decisions made throughout the design process overcoming the communication challenges presented by two dimensional images.

PLANNING
The planning process varies depending on the project requirements and context. Furthermore, because the planning system is an evolving framework that aims at adapting to the ever changing needs of communities, it can be rather confusing.

COMPLIANCE
With a detailed design signed off, we will lead the team to prepare the technical documents to be used in order to discharge Building Control/ Building Safety Regulator/ Freeholder licensing obligations as required. The documents will also serve to inform the tender process.
You will find that many architectural studios choose not to detail fixtures and finishes as part of the technical packages. We do, because we know from experience that providing .limited information can lead to delays in the signing off process but also result in incomplete tender returns at the next stage.
What stage: Technical Drawings, RIBA Stage 4
Who will be involved: atelier EURA, the design team. and in LTAs also your lawyer.
Building control draft: 3 weeks
Building Safety Regulator Unknown (so far more than planning)
Planning conditions: technical responses 8 to 12 weeks

CONSTRUCTION
We (with the design team) will prepare the tender documentation on your behalf, for you to send to your contractor shortlist in order to get your prices and we will help you compare them in order for you to select which is the best option.
As we mentioned above, in order for you to be able to compare contractors fairly, it is important that the tender information is sufficiently detailed. Not only contractors will be able to cost it but will not need to add risks to their cost due to lack of clarity.
What stage: Tender, Contractor selection process
Who will be involved: our client, Atelier EURA, design team & contractors
Tender: Allow 4 weeks for pricing
During construction, the contractor builds and we oversee. We may also administer the contract while providing answers when unexpected issues emerge. {Specialist input from the design team might also be required.)
What stage: Construction, RIBA Stage 5
Who will be involved: our client, contractor & atelier EURA
Building control/ Safety Regulator runs inspections and checks works. Building control/ Safety Regulator sign-off on completion
